01. The Tower
The R+20 New Skyline rises 20 floors above the city — a single curved-glass volume wrapped in horizontal bronze louvers, anchored by retail at street level and crowned by an infinity-edge rooftop pool.
01 — The Massing. A single sculpted volume — curved on plan, banded on elevation. The horizontal louvers cast shadow lines that read clearly from 500 m and from the sidewalk both.
02 — The Crown. An infinity-edge swimming pool wraps the rooftop, opening directly to a landscaped terrace with planted hedges, daybeds, and unobstructed city views in every direction.
03 — The Street. Retail, gallery, and lobby program activate the entire ground floor. The street-level façade pulls back behind a colonnade — covered, generous, public.
04 — The Skyline. At dusk the louvers catch the last warm light and the residential floors glow from within. The tower stops being a building and becomes the marker on the city horizon.

03. The Standard
Façade
Horizontal bronze louvers wrap the curved glass envelope. The louver depth is engineered to shade interiors at peak sun while preserving the city view from inside. Geometry doing the work of mechanical shading.
Structure
Reinforced concrete core, post-tensioned slabs. A column-free perimeter on every residential floor. Plates are flexible enough for studio-to-three-bed reconfiguration without structural intervention.
